Crawl Space Encapsulation in Bentonville, AR

Remediation and encapsulation: vapor barrier, sealing, and conditioning that turn a damp crawl space into a dry, clean part of your home's envelope. Serving Bentonville from our Bentonville shop since 1996.

A musty ground floor is one of the most common calls we get from the older neighborhoods of our home city, and it almost never traces to anything upstairs. Under a fair share of the homes around Downtown Bentonville and the established streets nearby sits a vented crawl space over bare ground, and the air in that crawl space does not stay down there.

The air below is the air upstairs

Warm air rises and escapes through the upper part of a house, and the air replacing it gets drawn in from the lowest point available. Over a vented crawl space, that means a meaningful share of the air you breathe on the ground floor entered through the crawl space first, carrying its humidity, its smell, and whatever is growing down there along with it. That is why the musty odor does not respond to cleaning, and why it gets worse in a humid Northwest Arkansas summer, when the vents pull in hot outdoor air that condenses on the cool surfaces below the house.

Cold floors in winter are the same crawl space announcing itself in the other season. The air directly under the subfloor sits near outdoor temperature all winter, and underfloor batts sag and fall away over time, which is one of the most frequent conditions we find.

What encapsulation involves

Encapsulation is a system rather than a product, and skipping steps is what separates a job that lasts from one that fails. The space gets cleared and any existing mold remediated rather than sealed over. A heavy reinforced vapor barrier goes down across the ground and up the foundation walls, mechanically fastened, seams overlapped and sealed. The vents close, because once the space is sealed, outside air is the problem rather than the solution. The foundation walls get insulated, typically with closed cell spray foam, which brings the crawl space inside the thermal envelope instead of leaving it as a cold buffer under the floor. A dehumidifier sized for the space keeps it controlled from then on. Most Bentonville encapsulations run two to three days.

The inspection is the honest part

Crawl space inspections come up again and again in our Google reviews, and there is a reason: the inspection tells you what is actually happening under the house, with photographs, before anyone quotes anything. If your crawl space is dry and the existing barrier is intact, that is what you will hear. Our shop is on Brookside Road, so for homes in Osage Hills, Willowbrook, or anywhere else in Bentonville, scheduling that look is quick.

The crawl space encapsulation hub walks through the full system, and the Bentonville insulation page covers how it fits alongside the attic work. The free estimate starts with that inspection, and ends with a written scope and price for what your crawl space actually needs.

Crawl Space Encapsulation questions in Bentonville

What homeowners ask before we start.

How much does crawl space encapsulation cost?
Price depends on the size of the crawl space, how much moisture and debris is already down there, and how much of the system the space needs: vapor barrier, sealed vents, insulated foundation walls, and humidity control. If the inspection finds a dry space that only needs insulation, we quote it that way. Every estimate is free, in person, and in writing.
Do I need to encapsulate my crawl space or just insulate it?
If the crawl space is dry and stays dry, insulation alone may be enough. If you have musty odors, visible moisture, sagging insulation, or humidity you cannot control upstairs, insulation alone will not hold. The inspection tells you which situation you are in, at no cost.
Will encapsulation fix the musty smell in my house?
In most cases yes, because a musty ground floor usually traces to crawl space air being drawn upward into the living space. Sealing the ground, closing the vents, and controlling humidity removes the source. If the odor has another cause, the inspection should find it first.
