Crawl Space Encapsulation in Fayetteville, AR

Remediation and encapsulation: vapor barrier, sealing, and conditioning that turn a damp crawl space into a dry, clean part of your home's envelope. Serving Fayetteville from our Bentonville shop since 1996.

The most common condition we find in the older parts of Fayetteville comes as a pair: an under-insulated attic above, and a damp vented crawl space below. The crawl space half is the one homeowners cannot see, and it is very often the one driving the symptoms that prompted the call: the musty ground floor, the humidity that will not drop, the floors that stay cold long into spring.

Under the oldest housing stock in Northwest Arkansas

Fayetteville's historic districts hold homes that predate insulation code altogether, and a fair number of them sit over vented crawl spaces on bare ground, from the streets of Washington-Willow to the slopes of Mount Sequoyah. These spaces were built to a theory, that vents would let outside air dry the ground below the house. In this climate the opposite happens for much of the year: humid summer air enters the cool shaded space, hits its dew point, and condenses on joists, subfloor, and ductwork, while the bare ground steadily adds moisture of its own from below.

The house above participates whether anyone wants it to or not. Rising warm air escapes high and pulls replacement air from the lowest point available, which means crawl space air, and everything in it, moves steadily up into the living space. An old house with original floors over an unsealed crawl space is breathing that space continuously.

What sealing one of these crawl spaces involves

The work is a sequence, and in housing this old the first step matters most: clear the space, remediate any existing mold rather than sealing over it, and solve any standing water before anything else happens. Then the ground and foundation walls get covered with a heavy reinforced vapor barrier, mechanically fastened with seams overlapped and sealed. The vents close. The foundation walls get insulated, typically with closed cell foam, bringing the space inside the thermal envelope. A dedicated dehumidifier holds it there. Two to three days for most Fayetteville jobs, depending on size, access, and what the moisture situation turns out to be.

Fixing the pair, not just half

Because the attic-plus-crawl combination is so common here, our inspections look at both ends of the house, and the pair responds most dramatically when both get fixed: the crawl space stops feeding humidity in at the bottom while blown-in insulation stops the losses at the top. You get photographs of what we find in both places, and you decide the sequence. If the crawl space turns out to be dry and the barrier intact, that is what the report says, and sometimes the whole answer is upstairs.

The encapsulation hub explains the full system, the Fayetteville insulation page covers the city's housing more broadly, and the free estimate starts with the inspection: in person, documented, and honest about what your house does and does not need.

Crawl Space Encapsulation questions in Fayetteville

What homeowners ask before we start.

How much does crawl space encapsulation cost?
Price depends on the size of the crawl space, how much moisture and debris is already down there, and how much of the system the space needs: vapor barrier, sealed vents, insulated foundation walls, and humidity control. If the inspection finds a dry space that only needs insulation, we quote it that way. Every estimate is free, in person, and in writing.
What is the difference between crawl space remediation and encapsulation?
Remediation deals with what is already wrong down there: debris comes out, existing mold is cleaned up rather than sealed over, and standing water gets solved first. Encapsulation is the system that keeps the space dry afterward: a heavy vapor barrier over the ground and up the foundation walls, closed vents, insulated walls, and humidity control. We do both as one job, in that order.
How long does crawl space encapsulation take?
Most crawl space encapsulations run two to three days, depending on size, access, and moisture conditions. Existing mold or standing water has to be dealt with before the rest of the system goes in, and we account for that in the timeline. You get a firm timeline in writing with your estimate.
