Encapsulation closes the whole loop: the space cleared and any mold remediated first, a heavy reinforced vapor barrier sealed across the ground and up the foundation walls, the vents closed, the walls insulated with closed cell foam, and a dehumidifier sized for the space holding it dry from then on. Most jobs run two to three days.

The Har-Ber-era houses: usually a narrower fix

In the tighter builds from Springdale's later growth, a full encapsulation is often more than the house needs, and we say so. What the inspection finds there instead tends to be specific: ductwork running through an unconditioned space and losing energy to it constantly, an access nobody sealed, rim joists that were never insulated. Sometimes the right answer is a small closed cell spray foam job on the rim joists rather than a full system, and quoting the smaller job when the smaller job is right is how this family has kept its name good since 1996.
