Ask why a Rogers homeowner calls about spray foam and the answer is usually a room, not a product. A back bedroom that never warms up. An upstairs that runs past the thermostat all July. In the mid-century and late-century housing that makes up so much of Rogers, those rooms almost always trace to the same cause: air moving through the house in ways the original builders never tried to stop.
Why mid-century Rogers homes leak
The neighborhoods around Downtown Rogers and out toward Lake Atalanta were largely built in an era when insulation standards were a fraction of what the Department of Energy recommends for this climate zone today, and air sealing was not a consideration at all. Decades of settling later, what is in the attic is thin, and the air gaps around plumbing, wiring, and top plates have never been touched.
That is the condition spray foam addresses directly. Foam fills the cavity and cures into a solid air barrier in one pass, which is why it outperforms its paper R-value in leaky houses. For most Rogers attics and interior walls the right product is open cell, at roughly R-3.7 per inch: softer, vapor permeable, and the more cost-effective of the two foams.
Closed cell where older Rogers houses are weakest
Vented crawl spaces over bare ground are common under the older housing stock here, and that shapes what we quote. Closed cell foam, roughly R-6.5 per inch and a vapor retarder in its own right, is the material for rim joists and crawl space foundation walls, where it faces persistent moisture that would defeat anything softer. On the rim joists it is a small line item that closes a disproportionate leak while the crew is already on site. On crawl walls it is one step of a full crawl space encapsulation, which is the honest answer when the space below the house is damp rather than just cold.
New construction toward Pinnacle Hills
The other end of Rogers presents the opposite opportunity. In the newer construction out toward Pinnacle Hills and Prairie Creek, and in additions and remodels anywhere in the city, the walls are open and the envelope can be sealed before drywall ever goes up. That is the cheapest spray foam will ever be for that house, and it is the one chance to do the whole envelope with nothing in the way.
